A:  The most popular parts of the suburbs are the closed-off or boomed roads, where a guard/guards are on duty and can monitor entrance and exit. There are many methods of doing this - the most preferable is calling the resident to get permission to let the visitor in.

 

Q: What sort of properties will you find in these areas?

A:  Hyde Park and Sandhurst are very mixed in character now - they used to consist of gracious homes on large tracts of land. Many subdivisions have been approved resulting in various cluster or townhouse complexes in many different price brackets.

 

Q: What areas are currently the most popular with buyers?

A:  It comes back to the security aspect where there are several layers of controlled entry.

 

Q: What features set these areas apart from other neighbouring areas?

A: Hyde Park and Sandhurst have a prestige and cachet unmatched by any other area, so a buyer can be confident that his property will not only hold its value, but will reward him with a healthy profit over the years under normal circumstances.

 

Q: What makes these areas great for young families, are there any good schools in the nearby vicinity?

A: Good schools are easily accessible - Marist Brothers is minutes away in Inanda, St Stithians in Bryanston is very popular, as is Pridwin and Roedean.

 

Q: In terms of lifestyle, what do these areas offer residents?

A: Because Hyde Park and Sandhurst are so central lying between Rosebank and Sandton CBD, with Hyde Park Corner on the doorstep, all facilities are available. Cinemas and restaurants of all kinds to suit the most fastidious gourmet can be reached within minutes.

 

Q: What are the nearby healthcare facilities like?

A: Sandton and Rosebank Clinics are in the vicinity, while medical suites are in all nearby centres.

 

Q: What are some of the highlights of living in these areas?

A: Since Hyde Park and Sandhurst are very well-established areas, residents enjoy tree-lined streets and mature gardens in the older properties. Traffic has been calmed with speed bumps and roundabouts. Some of the homes set high in the suburbs have wonderful northern views to the Magaliesberg mountains or fantastic sunset panoramas.

 

Q: What advice would you give to people looking to purchase property in these areas?

A: Clearly a buyer must shop around - find a trusted experienced agent with whom you have a good rapport, as there are homes which are available to purchase which may not be marketed openly on the web, but which a good agent keeps up her sleeve.

 

Q: What effect has Covid had on people buying in these areas?

A: High-end prices have been severely affected by the pandemic. In these strange and anxious times, there is a lack of confidence and energy across the market. Many homes are for sale at the moment, and shrewd buyers see opportunities which will benefit them in the long term.

 

Q: Let's explore prices, what are the trends? (speak to areas and property size)

A: All over Hyde Park and Sandhurst there is substantial densification. Older homes are being demolished to make way for complexes. Subdivisions in Sandhurst of 1,000 sq m can be applied for, while in Hyde Park sizes go well below this figure. The demographics of the suburbs are also changing and becoming much more cosmopolitan than ever before.
