As we near the end of July, having endured one of the coldest weeks in over a decade, we can almost see spring on the horizon. Long regarded as the season for fresh beginnings, I want to share some of my tips for where to focus your time and budget when giving your home a refresh. Having bought and sold a number of properties over the years, in my personal capacity, I have learned the difficult lessons in what does (and does not) make a difference.
First impressions count, and you really only get one chance at this. The entrance to your home, from the driveway gate all the way to the front door, is your home's first impression. What is your home's "curb appeal", and what can you do to improve this critical area? Ensure your gate is well maintained: the paint is relatively fresh, or the wood has been recently treated. Your driveway is easy to enter with no obstructions, and the surface is clear of oil marks and any weeds. The whole area needs to be well lit, especially around your front door, and preferably with attractive fittings. When was the last time you browsed for inspiration in a light shop? There are so many options to choose from.
Your garden is the next focus for attention. Lawns in particular can set the tone for your home. If these are well cared-for and regularly treated with top dressing and fertiliser, this will pay almost immediate dividends. How water-wise is your garden? You could consider replacing high-maintenance non-indigenous plants - such as roses - with indigenous species to attract local birds and insects, and to minimise your maintenance costs.
The areas that date a home most are typically your kitchen and bathrooms. Fortunately, these are the areas where you can get the biggest "bang for your buck". Never underestimate the power of paint. If your cabinets are structurally sound, having them resprayed - especially in a glossy duco finish - and fitting new handles can give you the feel of a complete overhaul with minimal spend.
A fresh coat of paint in a light colour will have the same rejuvenating effect on walls and get these rooms back on trend. Upgrading dated light fittings can make the world of difference in these spaces. I have seen many examples of old, dark kitchens and bathrooms transformed into light, bright, welcoming spaces with these simple yet effective changes.
Floor finishes are also massively important, as a dated floor can often bring down the overall tone of the home. If you have tiled floors, have these professionally cleaned and have the grouting redone, which will instantly give your floors a lift. With wooden floors, sand and treatment will make a noticeable difference for minimal outlay. Carpeted floors are not as in demand in recent years, with many clients citing allergies as a reason to replace them. If you do have carpets, a professional deep clean can make the world of difference.
As you can see, giving your home a refresh, either to prepare it for sale or to enhance your enjoyment, does not have to be an expensive exercise. My advice is to keep things as simple as possible, and to enjoy the process of refreshing your home.
