Perhaps one of the most affluent areas within the Sandton CBD and located within the widely sought after Northern Suburbs. Morningside is possibly the most conveniently situated suburb (sharing a small border with the tiny area known as Duxberry) in the province with easy access to almost any corner of the wider Johannesburg area.
Morningside at a glance
Morningside's convenient location means that access to the new and ever-growing business hub of South Africa is only a stone's throw away. This means that prime real estate is in constant demand by a younger and more prosperous crowd seeking to grow their fortunes as well as interest from established folk seeking a quiet and tranquil respite from the sleepless hub of Sandton's business sector.
Morningside is split down the middle by Rivonia Road then moves up North towards Rivonia itself adding to its convenience and suitability. Access to the highway is also of the utmost convenience thanks to the Buccleuch Interchange which links the N1 to Pretoria, M1, and the N3 to Durban. As far as the rest of Gauteng and Johannesburg is concerned, this is perfect positioning.
Duxberry heights
Although technically separate suburbs, Duxberry and Morningside share their names almost interchangeably. Duxberry in particular is a small suburban section that is cordoned off with boom gates and constant 24-hour protection. The tiny area used to be part of one of the last farms in Sandton, and as the name carried significance for the area, it remained to this day.

Properties in Morningside range from modern townhouses in secure gated communities to lavish family homes with expansive gardens for children and pets. Prime real estate also includes the constant development of stylish apartment plateaus for the financial whizzes of the area, as well as pockets of open property ideal for bottom-up development.

Despite the fact that most attractions are dominated by the upscale and trendy shopping districts of nearby Sandton, such as the Nelson Mandela square and Sandton Center, residents still have the option to appreciate the natural splendor that once dominated the highveld.
Attractions like the Outspan Bird Sanctuary, The Lonehill Nature Reserve, Ernest Ullmann Park, Sandton Central Park, and Rietfontein Nature Reserve offer splendid hiking trails that ebb and flow through the remains of Old Tswana Village which dates back almost 400 years.

Q: When searching for a property in Morningside & Duxberry, which locations inspire the most interest?
A: All locations inspire interest.
The "before" and "after" children sets are interested in secure clusters and apartments. The "young family" and "house guest" sets are after security and space.
Security enclosures and secured complexes in both Morningside and Duxberry are very popular. The prices range from mid R1 Million to over R60 Million so buyers are not at risk of over capitalising in the area. There are great homes across all price ranges and property sizes.
It is a buyer's market, so buyers are currently spoiled for choice.
Q: Speak to the sort of homes one can expect to find here?
A: There are homes for all seasons in the area. The diversity is expansive. Morningside has a range of different properties i.e. apartments, townhouses, clusters, as well as family homes and mansions.
A stunning mix of modern builds, renovations, and the older homes. From many acres to many square metres, the options are all there.
Duxberry offers the perfect family home environment. Most properties are under an acre, some homes are big and some are small. Some have been modernised and some are waiting for you to put your personal stamp on them. A wonderful family option.
Homes in Duxberry are like "hens teeth", so watch and act quickly!
Q: How has interest in the area changed? Is there more or less of a demand for property here?
A: There is a high demand for space in the home and the garden. Everyone is at home at the moment, so the parents need offices, the students need offices / homework rooms and the little ones need gardens, pools, jungle gyms and trampolines.
Q: What features set these areas apart from other neighbouring areas?
A: Proximity to Sandton CBD, the best shopping centres in Africa, great schools, private hospitals, great medical facilities.
Duxberry has two great kids parks and access to the Outspan Bird sanctuary.
Both offer proximity to the Sandton Shul and Mosque.
In the secure enclosures, at 5pm the dogs are taken for walks, kids are on their bikes and the prams are out in full force, so driving slowly is a must!
Q: We spoke briefly about good schools, which ones do you think are the best in the area?
A: Redhill, Crawford, The French School, Grayston Prep, Montrose and many more in the Morningside and Sandton area. Bryanston schools are also quite close by and offer access against the traffic flow.
Q: In terms of lifestyle, what do these areas offer residents?
A: Great shopping centres with fabulous restaurants, some of the best in the country, and close proximity to Sandton City and the CBD.

A: Morningside Clinic is a great private hospital, there is also the Inner Circle and Rochester Place that have many doctors rooms.

A: The best of convenience, style and luxury in a super safe environment!
Q: What effect has Covid had on people buying in these suburbs?
A: If anything it has peaked the interest of people wanting lifestyle and space choices. They now want to move out of their small homes and into a home with a garden that's where the suburbs of Morningside and Duxberry are perfect, as the properties are of a good size, not too big and not too small.

A: Diverse price ranges from R1 million to over R60 Million depending on property position, size, age etc.

A: Morningside has a great cosmopolitan vibe to it, lots of family homes but lots of upmarket mansions, clusters and apartments.
